Every September, Eugene reshuffles. Leases turn over, moving trucks double-park all over south Eugene and the campus neighborhoods, and a few thousand University of Oregon students unpack into apartments that have seen some things. Whether you are a student in your first place, a family renting near Amazon Park, or a traveling nurse here for a contract, the challenge is the same: make the place feel like home without spending your deposit to do it.

Here is our renter's playbook, built from years of move-in-week conversations at the counter of Eugene True Value on Willamette Street.

Hang everything, patch nothing

The number one deposit-killer is wall damage, and it is now completely avoidable. Command picture hanging strips hold real frames (the large size holds up to 16 pounds per set) and peel off clean when you move out. Grab an assorted-size pack and you can do art, mirrors, and the floating-shelf look in one afternoon with zero holes.

Two tips from experience: wipe the wall with rubbing alcohol first so the adhesive actually grips, and wait an hour before hanging anything on the strips. The people who skip those steps are the people who come back skeptical.

Beat the drafts before the rain settles in

Eugene rentals, especially the older houses split into units around campus and the Whiteaker, leak air like a screen door. Landlords own the furnace; you pay the heating bill. A few renter-legal fixes pay for themselves by Thanksgiving:

• A slide-on door sweep blocks the gap under an exterior door without a single screw.
• Removable weatherstrip tape seals leaky window sashes for the season and peels off in June.

The bathroom upgrades landlords never make

You are allowed to make your shower not terrible. Swapping a shower head takes five minutes, no tools beyond your hands or a wrench, and you simply swap the old one back before you move out. Light: the cheapest renovation there is

Eugene rentals are dark from November to March; that is just the deal here. Swap the yellowed old bulbs for bright LEDs (a GE LED tube wakes up those grim kitchen fixtures) and put the originals in the closet next to the shower head. A couple of plug-in lamps on smart plugs beat one sad ceiling fixture every time.

The five-item starter toolbox

You do not need a garage full of tools to be a competent renter. You need: a hammer, a multi-bit screwdriver, a tape measure, pliers, and a small level. That kit hangs pictures, assembles furniture, tightens every loose knob in the place, and fits in a kitchen drawer. Keep your deposit; know your fixes

The rule of thumb for renters: anything that installs without a screw, swaps back in five minutes, or peels off clean is fair game. Anything involving paint, drilling, or plumbing beyond a shower head deserves a text to your landlord first; most say yes when you offer to do it properly.
